Container Delivery in Rochester

The 55901 ZIP code is 84.7 miles from Container One's Minneapolis depot, and as of October 14, 2026 every standard size and grade was priced the same delivered to Rochester as to Minneapolis. Deliveries reach Olmsted, Dodge, Goodhue, Wabasha, Winona, Fillmore and Mower counties. Delivery areas include Kutzky Park, Historic Southwest, Slatterly Park, Folwell, Elton Hills, Sunnyside, Quarry Hill West and Cimarron.

For storage supporting a permitted business on the same lot, Rochester's Unified Development Code lists MX-G (Mixed Use General), LI (Light Industrial) and SI (Special Industrial) as the eligible districts, for uses that allow exterior storage or display. In these districts, the code limits container height to nine and a half feet above finished grade.

Rochester Use Cases

Uses for Containers in Rochester

Short Moves and Cleanouts

A container can hold boxed belongings while rooms are emptied for a move or cleanout.

Home Building Projects

A container can hold tools and materials for a new primary building or a major addition during the construction period defined in Rochester's Unified Development Code, from the first building permit to the last certificate of occupancy or use.

Industrial Yards

A container can hold parts and supplies for an industrial operation where exterior storage or display is permitted under Rochester's Unified Development Code.

Mixed-Use Commercial Lots

A container can keep seasonal inventory together between sales periods. Ask Community Development at 507-328-2600 whether Rochester's Unified Development Code requires a screening wall for your business and container location.

Township Farms

Store seed, parts and tools on a farm outside the city, after Olmsted County or the township confirms the zoning.

Contractor Staging

Stage tools for jobs across Olmsted, Dodge and Goodhue counties from a yard where the zoning allows it.

What to Know About Rochester Container Delivery

  • Anything placed in the city's right-of-way, including streets, sidewalks and alleys, needs a Public Works obstruction permit.
  • Around the city, the Rochester Plateau is level to gently rolling with well drained soils, and sinkholes are common in its southwestern part. Point out any low or sunken spots in the yard when you request a quote.
  • Outside city limits, Olmsted County's 18 townships and eight cities each administer zoning and the building code in their own way, so confirm which office covers a rural address.

For permit questions on a specific address, contact Rochester Community Development at 507-328-2600, or Olmsted County Planning at 507-328-7100 for an address outside the city.

Container Types Available in Rochester

Rochester Container Questions

Two storage-container provisions in Rochester's Unified Development Code do not explain how their requirements apply together at a home. Section 60.300.020H.6.b restricts containers in Agricultural and Residential districts to sites containing a park, school or place of worship, for no more than six months per year. Section 60.300.020H.6.d sets a 14-day limit for temporary placement in residential districts and on properties with a residential primary use in Mixed Use districts. Before arranging placement at your home, call Community Development at 507-328-2600 to ask whether a container is allowed at your address and how long it may stay.
Yes. The code says no storage container may be located on a lot before Site Development Plan review is complete and a Zoning Certificate is issued, unless the container is already shown on an approved plan.
